PROJECT DESCRIPTION
The applicant is requesting approval of Tentative Tract Map No. 19359 and a density bonus to construct 26 townhomes, three of which are set aside for moderate-income households. The project site is within the Lincoln Avenue Specific Plan (LASP), which allows residential development subject to applicable development standards and administrative design review. To ensure long-term affordability, the developer will enter into an Affordable Housing Agreement with a 45-year deed restriction on the affordable units.
The project includes four three-story townhome buildings on a 0.79-acre site, with three-bedroom units ranging from 1,236 to 1,633 square feet. The buildings feature a Mediterranean architectural style and are organized around common open space with shaded seating. Access is provided from Lincoln Avenue and Bishop Street.
A tentative tract map is required to subdivide the property for condominium purposes and facilitate the sale of the individual units.
