PROJECT DESCRIPTION

The applicant is requesting a tentative tract map and density bonus to construct 20 townhomes, two of which are set-aside for moderate income households. The project site is within the Lincoln Avenue Specific Plan (LASP), which allows high-density residential development (up to 30 units/acre) with administrative design review. To ensure long-term affordability, the developer will enter into an Affordable Housing Agreement with a 45-year deed restriction on the affordable units.

The project includes four three-story townhome buildings on a 0.59-acre site, with units ranging from 1,182 to 1,620 square feet. Access is provided by a one-way internal road with separate ingress and egress driveways on Lincoln Avenue.

A tentative tract map is required to subdivide the property to facilitate the sale of the individual units.
